Consulting &
Commissioning
Our Services
Commissioning (Cx) Management:
Commissioning is the process of guiding the building owner for the most efficient system and validating the installation is in compliance with the required project specifications which is prepared base on international codes and also Owner’s requirements . It is also a systematic process that facilitates and ensures the required communication, coordination, testing and verification, and results in the delivery of a building whose HVAC systems perform as intended. Effective HVAC commissioning is a cooperative and proactive process. It starts with design review and continues with functional performance tests, operator/end user O&M training sessions and complete documentation of whole HVAC system. In substance, the main purpose of commissioning activities is to make sure that the turned over facility will be operated and maintained as it is intended.
Our commissioning management service assures building owners that all systems and equipment are installed properly and are operating in accordance with the Owner’s requirements and all regulations. Our Commissioning (Cx) service provides the Building Owner:
-
Decreased Operation & Maintenance (O&M) costs,
-
Reduction of Change Orders during the construction period,
-
Fewer project delays,
-
Shorter Building Turnover Transition Period,
-
Less corrective work during occupancy,
-
Improved indoor air quality,
-
Complete and Useful O&M Documentation,
-
More knowledgeable O&M Staff,
-
Owner advocacy for design and construction decisions,
LEED Consultancy:
LEED, Leadership in Energy and Environmental Design, is one of the most well-known certification programs for green buildings. It is developed by U.S. Green Building Council (USGBC). LEED has sub-rating system groups for following project types:
LEED Building Design + Construction : LEED BD+C
LEED Interior Design + Construction : LEED ID+C
LEED Building Operations + Maintenance : LEED O+M
LEED Homes : LEED Homes
LEED categories are based on a grading system. There are certain prerequisites that the project should meet and earn points. Prerequisites are different for each rating system. The team should choose the best rating system for their project. The number of points that the project earns determines the LEED certification level.
Our LEED Consultancy service starts with the preliminary design of the project. With on time guidance of our experienced LEED professionals, we assist the project team to select the most appropriate rating system and provide the most cost effective solutions to get the required credits for the certification.
Independent (Third party) Design Review:
TnC offers Third party independent design review and verification services for Building owners and Contractors. The design review is made for all construction engineering diciplines (Structural, Mechanical, Electrical etc.)
The benefits of design review services are:
-
Ensuring the design is safe and will operate properly,
-
Ensuring the safety of the systems,
-
Ensuring the construction costs are minimized,
-
Ensuring the operation and maintenance costs will be minimized,
The design flaws and overdesign items are found and listed in detail for a design correction process.
Testing, Adjusting
Balancing:
Each type of HVAC system is designed to meet a certain performance criteria, which includes heating-cooling capacity, certain airflow rate, ventilation requirement, etc. Testing, Adjusting and Balancing is a process of three steps to validate the system is in compliance with the design conditions.
Testing is the set of activities performed with calibrated testing instruments, to measure the pressure, fluid (air or water) flow or temperature to validate the equipment or system performance is in compliance with the required system performance.
Adjusting is the final setting of the system such as setting the valves and volume dampers and marking them with permanent markers,, adjusting the fan speeds, adjusting the pump impeller sizes etc.
Balancing is the methodological process fine tuning of system fluid (air or water) flow to achieve the desired system performance by standard procedures.
Our testing, Adjusting and Balancing (TAB) services provide the Building Owners:
-
Long HVAC System life,
-
Less operating costs,
-
High Indoor air quality,
-
Desired comfort for the occupants,
Project Management & Consultancy:
TNC monitors and advises the owner regarding the status of the project's schedule and cost as well as the quality of construction. We provide project delivery oversight, project budgeting and scheduling, consultant selection and negotiations, and design and construction oversight.
TNC has served as owner’s representative for a variety of projects across the country, including Towers, assisted healthcare facilities, shopping malls, office buildings.
Energy Modeling and Management:
Energy-modeling is the virtual or computerized simulation of a building or complex that focuses on energy consumption, utility bills and life cycle costs of various energy related items such as air conditioning, lights and hot water. It is also used to evaluate the payback of green energy solutions like solar panels and photovoltaics, wind turbines and high efficiency appliances. To understand energy modeling, it's important to understand building simulation:
A typical energy model will have inputs for climate; envelope; internal gains from lighting, equipment, and occupants; heating, cooling, and ventilation systems; schedules of occupants, equipment, and lighting.
Energy models will output building energy use predictions in typical end-use categories: heating, cooling, lighting, fan, plug, process. In addition to energy units, most software includes utility rates input, and can predict energy costs.
Energy-savings measures can be calculated using simple spreadsheets and a wide variety of bespoke software applications are available.
TnC offers complete building energy modeling and analysis services for the customers. Necesssary design and operation changes are reported to the customer for possible energy savings.
